Process

15 Steps to make your home buying experience the best!

1.  Schedule a Buyer Consultation: Schedule a consultation with me to discuss your home buying goals, criteria, the current market trends and what to expect/prepare for.

2. Get Pre-Approved: Get pre-approved from a mortgage broker. I am happy to suggest a mortgage broker that I work with or if you have your own that’s fine too! If you are a cash buyer, be prepared to provide proof of funds.

3. Determine Criteria: Discuss budget, style of home, location, wants and needs, and timeline to craft the perfect home search and get set up to receive properties via email as they become available.

4. Attend Showings: Attend showings of homes you are interested in. Also, feel free to attend open houses to get a better idea of locations and homes you may like. Let me know when you see homes from the list that you like or I will send you ones I think you’ll like.

5. Submit Offer: Once we find a home you love, we will review the disclosures and all of the past and present information on this home. I will also evaluate comparable homes that have recently sold and are active for sale, market data, and combine all of this to information to curate the perfect offer. I will contact the listing agent prior to drafting the offer to discuss interest in the home and ask if they have any offer and get any helpful additional information.

6. Submit Earnest Money: Once the offer is accepted, we will submit the earnest money within two days. I will send you a link to submit the earnest money. Earnest money is typically one percent of the purchase price.

7. Home Inspection: It is recommended to have a home inspection. I will send you an inspector I regularly work with or if you have your own that is fine too. The typical inspections are the home, garage, sewer, radon, and fireplaces if there are any. We will negotiate inspection items as needed.

8. Order Appraisal: Once we are past the inspection period, I will send the fully executed Purchase Agreement to the lender and they will order the appraisal and secure financing.

9. Select Title Company: I can recommend title company or if you have one in mind that’s fine too. The title company will do the title work and closing paperwork and make sure you have there are no liens or issues with the title.

10. Final Walk-Through: Conduct a final walk through on the property a day or two prior to close to ensure all the sellers’ stuff is out and there has been no damage to the property since we were there last. Also, confirm any inspection related issues have been fixed at this time.

11. Wire the Money: Wire the money for closing at your bank a day or two before closing. We will confirm this number from the lender and title company and the title company will provide the wire information.

12. Attending Closing: Attend closing at the title company. Sign the final paperwork. Get the keys to the house!

13. Transfer the Utilities: Transfer/set up the Utilities into your name. We will get a list from the Seller of the current companies they use.

14. Celebrate Your New Home: Buying a home is a major life milestone. Take some time to celebrate this big accomplishment with friends and family. I am happy to help host a House Warming Party for you if you would like. Let me know!
